Do You Actually Need a Permit for Your Topeka Deck? Here's the Real Threshold

The City of Topeka exempts decks from permitting only if they clear all three conditions at once: 150 square feet or smaller, no more than 30 inches above grade at any point, and projecting 10 feet or less from the structure. Miss any one of those, most commonly the 30-inch height rule on a sloped lot, and a permit is required, along with plan review and inspection at multiple stages. Attached decks, which is most of them, almost always need a permit regardless of size, since the attachment itself is what typically pushes the project past the exemption.
