The Ledger Board: Why the Most Important Part of Your Deck Is the One You Never See

The Ledger Board: Why the Most Important Part of Your Deck Is the One You Never See

When a deck fails badly, it's rarely the boards and almost never the railing alone; most of the time the whole deck pulls away from the house at the ledger. The ledger is the board bolted to the house's rim joist that carries one side of an attached deck. Done right, it's fastened with through-bolts or structural screws in a set pattern, never with nails alone, and it's flashed: a strip of metal or membrane runs behind the siding and over the top of the ledger so rain can't run down behind it. Without that flashing, water sits between the ledger and the house for years, rotting both, and the first sign is often a soft spot inside the house, not on the deck. On older Topeka decks we regularly find ledgers nailed to the siding instead of the framing, or bolted to brick veneer, which can't carry a deck at all. If you want to check yours, look from underneath: you should see bolt heads or screw heads every couple of feet, metal joist hangers on every joist, and no dark staining or soft wood along the ledger. Where the house can't take a ledger, a freestanding deck with its own row of posts is the safer choice. If anything looks doubtful, a deck repair visit can often replace a ledger without rebuilding the deck; if the frame is too far gone, see deck removal and rebuild.
